5 Questions To Ask Before You List Your Equestrian Property For Sale

Choosing the right agent is one of the most important decisions you will make when selling a horse farm or country estate. Along with understanding the local market, your agent needs to know how to present the land, improvements, and equestrian facilities to buyers who will appreciate what makes the property special

As you interview prospective agents, these five questions can help you understand their approach and qualifications for marketing and selling this type of property.

1. What experience do you have selling equestrian properties and country estates?

Selling a horse farm requires knowledge beyond traditional residential real estate. Ask about the agent’s experience with properties like yours and how they explain features such as barns, pastures, fencing, riding arenas, and access to the land. A knowledgeable equestrian agent can speak to both the beauty of a property and the way it works.

2. How would you present my property to buyers?

Exceptional photography matters, but the presentation should also tell a clear story. Ask whether the agent uses professional photography, aerial imagery, video, and a property description tailored to your farm. The proper combination serves to help buyers understand the setting, layout and functionality, and the relationship between the home, land and equestrian facilities.

3. How will you determine the asking price?

Horse farms and estates can be difficult to apply the sales comparison approach. Ask which sales the agent considers relevant and how they account for differences in acreage, location, condition, the residence, and equestrian amenities. Exact comparable properties are often impossible to find, and pricing may be more a matter of positioning in the marketplace. You should be comfortable with both the recommended price and the reasoning behind it. Keep in mind that ultimately you, the seller, set the price with advice from your agent.

4. How will you reach qualified buyers beyond the local market?

The buyer for your property may already live in Central Virginia, or they may be coming from farther away. Ask where your listing will appear, how the agent will introduce it to buyers and other agents, and how the marketing will speak to buyers looking specifically for an equestrian property or country estate.

5. How will you keep me informed throughout the sale?

Good communication is crucial to make the selling process run smoothly. Discuss how often you can expect updates, what information those updates are likely to include, and whether you prefer the agent to communicate by phone, text, or email. You should be aware of how showings are going, what buyers are saying, and whether changes in the market suggest a conversation about your strategy.

The right agent will take the time to thoroughly understand your property and your goals before recommending a plan. If you are considering selling your Central Virginia equestrian property, farm, or country estate, I would welcome the opportunity to speak with you to learn about it and discuss how to best present it to the market.
