Charlottesville Farms Real Estate Market Report – 2011

This post will examine the sales of Charlottesville farms over the past year. For the purpose of this report we will consider properties over 15 acres.

2010 average list price $1,887,107.
2011 average list price $1,439,348.

2010 average sale price $1,663,847.
2011 average sale price $1,286,576.

2010 median sold price $1,112,500.
2011 median sold price $750,000.

2010 average continuous days on market 361.
2011 average continuous days on market 243.

2010 %sold/list 88.16%.
2011 %sold/list 89.38%.

2010 months inventory 47.07.
2011 months inventory 32.52.

In 2010, 26 Charlottesville farms sold.
In 2011, 38 Charlottesville farms sold.

2011 Year End Sales and Inventory Charlottesville Farms

There is a lot to like in these numbers.  Obviously we still have way too many months inventory, but we are trending in the right direction.  One of the other figures to compare is the difference in the median sold price between the two days.  This could tell us that prices are down which we know is the case across the board in real estate, but it may be more of an indicator of the price range that is selling.  Purchasers are looking for value right now and buyers of Charlottesville farms are no exception.

Charlottesville Horse Farms In The Farmington Hunt Country

Charlottesville Horse Farms In The Farmington Hunt Country

The Farmington Hunt Country lies to the west side of the city of Charlottesville.  If you head out of town on Barracks Road which turns into Garth Road, you will soon be in the middle of horse country.  This is a beautiful drive with Charlottesville horse farms and equestrian properties on either side of the road.

Welcoming drive to a Charlottesville farm

The Farmington Hunt which was founded in 1929 and hunts a pack of mostly crossbred hounds.  The kennels and clubhouse are located in Northwestern Albemarle County close to Free Union.  On many a fall and winter morning you can see the hounds followed by Pink coated riders (I know, the coats look red) on horses galloping through the rolling hills of the Charlottesville equestrian properties.

Equestrian Estate

Not all of the horse farms in Charlottesville are home to foxhunters.  You will find show hunters and jumpers, dressage horses, three day eventers, trail riders, flat and steeplechase race horses, and even the occasional reining horse.  The area is home to a variety of equestrian disciplines.

As you drive through the Farmington Hunt country you will enjoy the views of green pastures and rolling hills with the stately BlueRridge Mountains in the background.  I think you will agree that to own a Charlottesville horse farm is to have a “little bit of heaven”.

May 2010 average list price $562,500.
May 2011 average list price $891,450.

May 2010 average sale price $522,500.
May 2011 average sale price $683,450.

May 2010 median sold price $522,500.
May 2011 median sold price $683,450.

May 2010 %sold/list 92.88%.
May 2011 %sold/list 76.66%.

1/1/2010 – 5/31/2010, 18 Charlottesville horse farms and Charlottesville farms sold.
1/1/2011 – 5/32/2011, 17 farms sold on the Charlottesville real estate market.

Charlottesville horse farms for sale

The sales of Charlottesville horse farms and Charlottesville farms continue to be flat.  This part of the local real estate market has yet to bounce back.  The properties that are selling tend to be the lower priced farms.  The larger Charlottesville horse farms and estate properties are very slow to sell in the current real estate market.

Charlottesville Farms Real Estate Market Report April.

This market report will examine the sales of Charlottesville farms during April 2011.  Since Charlottesville horse farms and Albemarle County farms come in a variety of sizes from mini farms to large estates and working farms, for this post we will call a farm all parcels over 10 acres.

April 2010 average list price $1,217,983.
April 2011 average list price $1,936,066.

April 2010 average sale price $1,021,666.
April 2011 average sale price $1,854,833.

April 2010 median sold price $480,000.
April 2011 median sold price $735,000.

April 2010 %sold/list 83.88%.
April 2011 %sold/list 95.80%.

Charlottesville Farm Sales - April 2011

1/1/2010 – 4/30/2010, 16 Charlottesville farms sold.
1/1/2011 – 4/30/2011, 15 Charlottesville farms sold.

As you can see the sales of Charlottesville farms of all sizes continue to be slow.  If you are considering the purchase of a Charlottesville horse farm, this would be the perfect time to buy.  The large inventory makes for a competitive market and there are undoubtedlly some very good deals available.

Many of the farms in our area are Charlottesville horse farms where you will find many different breeds of horses such as thoroughbreds, quarter horses, and many breeds of warmbloods, plus ponies of course for the children.  We even have several race horse farms.
