Charlottesville Horse Farms and Country Homes Says Happy Birthday to the Horses

On all of the Charlottesville horse farms someone is having a birthday.  January 1 is the day when all thoroughbred horses turn another day older. 

For the purpose of the racing industry it was determined that no matter what the actual birth date a thoroughbred horse turns a year older on January 1.  You may hear a horseperson saying that a certain horse is a young four year old.  That would mean that the particular horse was born later in the year, for instance in June so that horse might only be 7 actual months old when its first birthday rolls around.  Since a horse may start racing in its 2 year old year, the custom is to breed a mare so that she will foal early in the year, without foaling too early and having a late December foal, which would be tragedy for a racing career.  The thought is that an early youngster would perhaps be bigger and stronger than its younger rivals in its 2 and 3 year old racing years.

So I would like to wish all of the horses a Happy Birthday!  May they all get plently of birthday carrots and apples, and perhaps a nice hot bran mash.

Charlottesville Horse Farms – Virginia Thoroughbred Celebration

Several Charlottesville horse farms sent entries to the Virginia Thoroughbred Celebration.

At many hunter-jumper shows we see an entry of predominately warmbloods.  However thoroughbreds can do this job very will too.  Entry in the Thoroughbred Celebration is limited to thoroughbreds.  One of the fun aspects of this show was the bio of each horse that was read when it entered the ring.  So many of the competitors had started their careers as racehorses, some very successful and then have gone on to a second life in the hunter -jumper ring.

Below is a video of my daughter Baily and Shadowfax LLC’s entry Buddhaful.  This is Buddha’s very first horse show; in fact this special youngster has only been cantering courses for 3 weeks.  It looks like the start of a great show ring career.

10 Questions To Ask Before You Board Your Horse

Here are 10 questions to ask before you board your horse in order to pick the Charlottesville horse farm that is the best for you and your horse.   Speakeasy feb 15 008 (Small) (WinCE)

Many of my horseowning clients that are looking for a Charlottesville home to buy have decided that boarding their horse may be the best option for them.  However it is not always easy to know what questions to ask in order to pick the best Charlottesville barn, particularly if you have never taken care of your horse yourself.  Below is a list of questions that are important to ask of any horse boarding facility so that you can make sure that your horse will be receiving the best of care.

1. What do you feed and are there different feed options depending on the horse's needs?

2. What kind of hay do you feed?

3. How often will my horse's water be changed?  The water should be totally changed for clean water at least once a day.  Just topping off the buckets is not acceptible.

4. How much turnout will my horse receive and when will he go out?  There should be a variety of options depending on what each particular horse needs.

5. How many horses will my horse go out with?  Ideally your horse should go out by himself or with one buddy.  Large groups increase the chance of your horse being kicked or hurt.

6. How often will my horse's blankets be changed?  The temperature should be checked and your horse may need different weight blankets during the day with an additional layer after the temperature drops at night.

7. What people are authorized to be around the barn?  Particularly at a barn in a development it is immportant for the horse's safety that there are not unauthorized people wandering without supervision.

8. Will you put on any protective boots, bellboots etc. that my horse needs before turnout?

9. Is there staff available that in experienced with bandaging, giving both im and iv injections and other basic medical care in case of illness or injury?

10. Is professional instruction and training available and what are the qualifications of the trainer?  Find out what level the instructor/trainer has ridden or trained at.  There may be a big difference between someone who has ridden at the national level vs someone who has only ridden locally.

The answers to these questions should provide a basic outline of what the routine at the barn will be like.  As we look at homes for sale I will be able to give you names of good Charlottesville horse farms offering boarding that are located close to your neighborhood of choice.

Virginia Horse Farms In The Spring Real Estate Market

Virginia horse farms are gearing up for the spring real
estate market.  As I was driving back to my office from showing
property earlier in the week, I saw signs of spring all over the Central Virginia countryside. 
Trees are budding, daffodils are blooming, forsythia is painting the
landscape yellow, cherry trees add a hint of pink, and the grass is
showing a hint of bloom.  In a couple of weeks all of the Virginia horse farms are going to be bright green with new spring grass.Spring 2009 002

Charlottesville Horse Farms – Barn Design

When you are shopping for a Charlottesville horse farm, one of the first things that your agent needs to understand is what kind of barn will best meet your needs.  Barn design is much more that just the number of stalls although of course that is of paramount importance.  In looking at barns one of the first things to look at is the general layout.  A barn can be beautiful, while being an inefficient place to work at the same time.  This may not matter if you will be having a lot of help to do the work. 

There are many items that you should think about when viewing a stable:

Is there adequate hay storage?
Are the stalls big enough?
Is there enough ventilation?
Will the barn be cool enough in the summer and warm in the winter?
Do you need separate tack and feed rooms?
What about a bathroom?
Is there hot water?
Does it have a wash stall?
Are there enough electric outlets for fans?
Do the doors open easily?
Do you prefer a center aisle barn or will a shed row style suit your needs just fine.
Is there equiptment storage?
What about storage for bedding?
Do you want dutch doors leading outside from each stall?

Then you need to look at how the barn is situated on the land:

How far is it from the house?
Do you want to have the barn close to the home or farther away?
How long a ride is it to the ring?  Some people like a longer hack to warm up their horse on the way to the ring while others may want the ring located close to the barn.
Is the barn located conveniently to the paddocks or do you have to walk a long distance to turn out and bring in the horses.  This may not matter so much if your horses will live out much of the time.

There is a lot to think about when you are looking for a Central Virginia horse property.  Be sure to hire an agent who understand horse properties so that they can help you find the Charlottesville horse farm that best meets your needs.

Timing The Drop Of The Market

Many people are confused right now about the best time to jump back into the real estate market.  Everyone wants to buy at the bottom of the market.  Are we there yet?  Will prices drop more?'  The answer is that no one will be able to know when the market has hit bottom until it starts back up again.  Of course once we can see the upturn it is too late.  You have missed the bottom.

The important factor is to focus on finding the home that you want at the price you would like to pay.  When that happens it is time to buy, because that property may not stay around at that good price.  Do you want to take the chance of losing it.

There was a very good article published in Inman News written by Gustavo Blachman that speaks about the question of whether to buy now or to wait.  They are talking about waterfront properties in Florida, but the discussion applies equally well to Charlottesville horse farms or any other Central Virginia properties.
