Virginia Horse Farm Under Contract in 11 Days!

Cedar Lane Farm is now under contract.

The remarkable Keswick horse farm went under contract, after only 11 days of being listed!

Virginia Horse Farms for Sale

This amazing Virginia horse property will surely bring happiness and fulfillment to its new owners with its peaceful settings, gorgeous mountain views, beautiful home and outstanding equestrian facilities.

The property spans over 38 acres of gently rolling land in the lush countryside.

The home is meticulously maintained and features 3 bedrooms, and 3 bathrooms in 2,400 square feet of living space.

Its open floor plan and 9-foot ceilings enhance the spacious feeling inside the home. The front porch runs the length of the house, perfect for both relaxing and entertaining.

There’s also a den, a formal living room, and a large eat-in kitchen with a lot of counter space and fabulous cabinetry. It is definitely a move-in ready home that is sure to please its new owners.

Charlottesville Horse Farms for Sale

The equestrian facilities are just as impressive as the home.  It offers a 6 stall center aisle barn, a 75’x190′ sand ring, fenced pastures, a pond, and a huge building for hay/equipment storage.

Everything that a horse lover needs is in this Central VA equestrian farm.

What happens when a property goes under contract

When a property goes under contract, it means an offer has been given and that the seller has accepted it, but it doesn’t mean that the sale is over.

This is the time when all contingencies are secured.

If you are the seller, this is the time to ensure the property is inspected, appraised and made ready according to the stipulations the buyer submitted, and that a lawyer has approved the contract.

If you’re the buyer, this is the time to finalize your finances. This also means securing home insurance and ensuring that your conditions are met.

Keswick VA Horse Farms for Sale

You’re almost at the end

When things go well and all contingencies are met, the property will then be given a “pending” status.

This puts the home on a closer status of being sold. It is basically one step away from closing, the last hurdle in this real estate journey.

The final step is the closing, the big day everyone involved has been waiting for. This is it! Whether you’re a seller or a buyer, you’ll be signing a lot of documents.

If you’re the buyer, you go home with a key to your new property.

If you’re the seller, you go home with the check for the property you sold.

Today Is The Perfect Reason To Buy A Central Virginia Horse Farm

Horse in sunToday is December 29.  The middle of winter in most parts of the country.  In Charlottesville we were treated to sunshine and highs in the mid 50's.  This follows two days of highs in the 60's.  Perfect riding weather!  And the perfect reason to own a farm in Charlottesville and Central Virginia.

I am not saying that this is the norm for winter weather in Virginia, but we do get some of everything.  We can get several weeks at a time of cold wintery weather with snow and ice.  However, we will also often get a little break with weather in the 50's as well.  You can usually keep horses in work outside throughout the winter with only a few days missed due to weather conditions that make it impossible to ride.  When people first come to Virginia to shop for a farm, one of the first things that they remark on is the fact that very few of the farms have indoor arenas.  While an indoor is definately a plus it is by no means a necessity if you want to keep riding throughout the winter.

Visit Charlottesville, Virginia and Albemarle County to see some of the most beautiful horse farms on the east coast and enjoy the moderate climate with four distinct seasons… but don't tell that sometimes we get little glimpses of spring in the winter time.

Farming Is Alive And Well In Fluvanna

BarnAre you considering relocating to a Central Virginia horse farm?  Fluvanna County might be a good choice for a locality to search.  Although we have seen a lot of growth in the county, Fluvanna still has an active agricultural community and rural lifestyle.  According to The Central Virginian farming contributes over $6.2 million to the area economy per year.

Of the over 250 farms in Fluvanna County the largest number raise beef cattle.  Corn, Soybean, wheat and hay production are also important products grown on area farms.  Another agricultural industry is forestry, with hardwoods comprising the largest segment.  Of course, lets not forget the Fluvanna horse farms.  There are many farms in Fluvanna County that are perfect for horses and are located close to fox hunting and horse shows.

It is important to keep the balance between growth and the rural and agricultural heritage of Fluvanna County.  There are local groups that are working to protect the county farms via conservation easements and Agricultural Districts.
