17% of Albemarle County Land Now Protected

17% of Albemarle County land now protected.

According to the Piedmont Environmental Council 2,253 acres of Albemarle County land went under conservation easement in 2010.

Tthe Charlottesville Daily Progress relates that this brings the total amount of protected land in Albemarle up to 83,600 acres which is about 17.5% or the total county acreage.

Conservation easements are an excellent vehicle for protecting the countryside from urban sprawl.  The Piedmont Environmental Council works hard to educate landowners about the advantages of conserving their land.  Whether your focus is on protecting working farms, wildlife habitats, rivers, historic sites, or the scenic beauty of the Virginia countryside a conservation easement can be the perfect vehicle.

Albemarle County Goes Green – Should Albemarle County Allow Wind Turbines?

 

Wind turbineAlbemarle County could allow private wind turbines on private property within the next six months.  At this time zoning in the county prohibits the installation of wind turbines.  However the Albemarle Planning Commission is studying whether to permit small personal turbines at private county residences.  These turbines may not be a cost effective way to generate power, but they could help with the reduction of greenhouse gases, which is a long term goal for the county.  Whatever the commission decides regarding personal turbines, there will definately not be commercial wind farms in the counties future.

Albemarle County Neighborhoods – Keswick, Virginia

Eco Tips – An Easy Way to Save Water

Its August in Central Virginia and once again we need rain.  In Albemarle County we have not had a significant rainfall for about a month and we are behind for the year.  We are not at the point yet where the county has had to mandate water restriction measures, but it is still important that we all work to conserve this important natural resource.

Are you aware of how much water you use?  How many times do you leave water running?  If you would like to calculate how much water you use go to http://www.csgnetwork.com/waterusagecalc.html and get an estimate of how much water your household uses.

One easy way that we can all save water every day is to turn off the water when we brush our teeth.  Depending on how long you run the water while you brush you can save approximately 1/2 to 1 gallon of water each time you brush.  This could add up to 1,460 gallons of water saved in a year.  If each of us would do this, think of how much water we could save.

Lets all do our part to keep Charlottesville and Albemarle County green.

Comparison of Real Estate Taxes for Central Virginia

When you are considering a purchase of a home, one of the necessary things to know is the real estate tax rate for that particular area.  In the Central Virginia real estate market there are considerable differences in tax rates among the various counties that make up the region.  For some purchasers these rates are still very low compared to the section of the country that they are relocating from.  However, many purchasers will need to carefully consider the tax rate, because it may impact whether they can afford a particular home.

The following are the real estate tax rates for the Central Virginia area:

City of Charlottesville – $.95/$100 of assessed value

Albemarle County – $.71/$100 of assessed value

Louisa County – $.62/$100 of assessed value

Fluvanna County – $.48/$100 of assessed value

Greene County – $.72/$100 of assessed value

Orange County – $.47/$100 of assessed value

July Market Report for Farms in Albemarle, Louisa, Fluvanna

The following is the July 2008 market report for farm sales in the Louisa, Fluvanna and Albemarle County real estate markets.

In July of 2008 in Fluvanna County there were not any farms contingent, pending or sold.  At this time there are currently 3 active farm listings priced at an average price of $538,300 and a median price of $525,000 with an average days on market of 150.

There were not any farms contingent, pending or sold in Louisa County in July as well.  At this time there are 2 farm listings that are actively on the market with an average list price of $1,839,000 and an average days on market of 347.

In Albemarle County in the month of July there were not any farms contingent or pending but one farm sold.  The farm was listed at $13,900,000 and sold for $14,600,000 after 39 days on the market.

Currently there are 23 farms actively listed in Albemarle County with an average list price of $2,662,413 and a median of $1,495,000.  They have been on the market for an average of 197 days.

In June 2 farms sold in Albemarle for an average list price of $8,225,000 and an average sold price of $6,300,000.  They had been on the market for an average of 252 days and they sold for an average of 76.60% of the sale price.
