Your Charlottesville Home and the Property Tax Deduction

Important Information to Verify with Your Lender

If you have a mortgage with an escrow account to pay your property taxes and insurance for your Charlottesville home or Charlottesville horse farm, you expect the company servicing your loan to pay this year’s taxes during this year so that you can deduct them on your 2014 income tax return.  After all, your monthly payment includes 1/12 the annual amount so there will be money available for them to be paid on time.

IRS requires that expenses must actually be paid in the year that a deduction is to be taken.

The predicament occurs when you’ve made your payments but the mortgage company didn’t pay the taxing authority in the tax year they were due.  If they paid your 2014 taxes in January of 2015, they wouldn’t be deductible for you until you file your 2015 income tax return.

 

Verify with your lender after you make the December payment that they did indeed pay your property taxes.  The question for your lender’s customer service is: “Have you or will you pay the 2014 property taxes this year so I’m eligible to deduct them on my 2014 income tax return?”

Horse Farms Need Curb Appeal Too

Now is the time of year when Charlottesville farms are coming on the market.  I’m sure that you have heard how important curb appeal is when you are selling a home but don’t forget horse farms need curb appeal too.

Often you don’t even see the home that goes with a horse farm from the road.  The first impression that a potential buyer has of your Charlottesville farm for sale may be the entrance and road frontage.  It is crucial that the entrance look attractive.  You don’t necessarilly need to have big stone pillars, but the entrance does need to be neat and tidy.  You may want to dress it up with plants or shrubs, but if you do please remember to keep them watered and trimmed.  Also make sure that if you have fencing along the road and driveway that the fencing is in good repair and freshly painted if it is 3 or 4 board.  Road banks and the area under the fence will need to be kept trimmed and mowed.  In addition any fields should also be kept neatly bushhogged and now is the time to fertilize pasture so that the spring grass will come in green and healthy.  Finally if the drive is not paved make sure that it is scraped free of pot holes and has plenty of gravel.

Remember if buyers don’t have a good first impression they may not drive in to see all of the wonderful features of your Charlottesville horse farm.  Now is the time to spruce up your farm to ensure that it shows its best face in the spring Charlottesville real estate market!

Charlottesville Horse Farm For Sale – Whats The Most Important Question To Ask Your Realtor

You are planning to offer your Charlottesville horse farm for sale and are interviewing real estate agents.  What is the most important question to ask your Realtor?

You might think it is “how long have you been in real estate?”  Or “how many houses did you sell last year?” “Where will you advertise my house?”  Or ever “how much do you think my home sould sell for?”

All of these are good questions to ask a prospective listing agent, but they are not the single most important question that you should ask.  The single most important question is “Do you believe that right now is the best time to buy a home?”  If your agent doesn’t believe that this is the best time to buy, they will not be able to sell and market your home effectively.  If your agent doesn’t truly believe, how will he be able to convince todays skittish buyer?  A salesman (and your listing agent’s job is to sell your home) is much more effective if he believes in his product.

So when you are interviewing a listing agent, be sure that you ask him if he believes that this is the best time to buy.  He should be able to explain that with the combination of low home prices, a lot of inventory to chose from and interest rates that are still low but are starting to rise it makes sense to buy immediately and not wait.

  2. Interest rates are still low.  But they are starting to rise and it may be a long time before we see rates this low again.
  3. Sellers may be more negotiable this time of year.  There are fewer buyers looking in January, so a seller may be facing several more months of their home on the market if they don’t take your offer.
  4. Less competition from other buyers.  With fewer buyers looking there is less competition for the attractively priced Charlottesville farms and homes.
  5. With the leaves off the trees it is easy to see what is on surrounding properties.

Charlottesville Horse Farms – Christmas in the Stable

We all decorate our Charlottesville homes for Christmas, but do you decorate your stable too?

My stable was always decorated for Christmas.  The sliding doors sported matching wreaths adorned with red bows and pine cones.  The office was not to be forgotten and the mantle sported greenery and candles.  Stockings were hung on the stall doors to be filled with peppermints, horse treats and carrots.  Sometimes there were peppermint wreaths as well.  Not to be forgotten, there were plenty of goodies for the barn cats.  Christmas night all of the horses enjoyed a hot bran mash.  One of my favorite times of the day was walking down to the barn after Christmas dinner, listening to the contented horses munching hay, all cozy in their blankets and giving each one a last peppermint.

Deck The Barn – Christmas On A Charlottesville Horse Farm

While the rest of the world is busy "decking the halls" and decorating their homes, horse lovers may be concentrating on their barns as well. This is Christmas on a Charlottesville horse farm. Xmas tree and stars (WinCE)

My barn always had wreaths on the double doors.  Inside many of the stalls had stockings hanging on the doors filled with treats for each particular horse.  Some lucky horses had wreaths of pepermint candies, although the ponies often had to share with the children and my favorite veterinarian.  The were usually treats for the barn kitties so that none of the critters was left out.  And there might be a tree decorated outside with edible ornaments for the birds.

Of course Christmas wasn't complete without riders from the neighboring stable caroling on horseback around the farms in the area.  There was usually a group of about ten riders of all ages on horses and ponies sharing music, laughter and Christmas cheer.

When you live on a Charlottesville VA horse farm the holidays are the perfect time to gather with friends who all share the love of these wonderful animals.  If your barn has any special holiday traditions, we would love to hear from you.

Small Virginia Horse Farms For Sale

Small Virginia horse farms for sale are in demand.Spring 2009 035 (Small) (WinCE)

If you have a small Virginia horse farm and have been considering the idea of selling, but have been waiting to put it on the market it may be a good time.  I have gotten three requests this week from new buyer clients who are looking for a  Charlottesville horse farm or hunt box.  By small we are talking about the 5-15 acre range.  Of course, like most of the buyers in todays market, price is an important consideration.  This is not the time to put on an over priced listing.  However, there is a market for competitively priced small Central Virginia horse properties.

A few tips:

  • If your small horse farm has accesss to trail please let us know.  A buyer may purchase a smaller property if there are neighboring places to ride.
  • Make sure that your agent describes all of the equestrian features in the agent notes.  This info may determine if a buyer will choose to view your farm over others that are on the market.
  • State on the listing how much of the property is open and in pasture.
  • If the land is all woods it is not a horse property.

And the most important tip is to hire a REALTOR who is experienced with horses and horse farms to help you with the sale of your Virginia horse farm.  Be sure to choose a horse property expert for the job.
