Living Green – Water Heating and Energy Savings

Many Charlottesville homeowners are trying to make their homes more eco-friendly and save energy at the same time.  One of the ways the save energy and lower our utility bills at the same time is to make some simple corrections to our home's water systems. 

One of the first steps is to lower the water temperature in the hot water heater to 120 degrees.  Each 10degree reduction in hot water temperature can save 3-5% on your yearly hot water bill.  At the same time lowering the water temperature can prolong the lifespan of your water heater.

Insulate your water heater by wrapping it with an insulating blanket.  This will pay for itself in less than a year and can reduce the energy use of your heater by 4-9%.

Install low flow showerheads and faucet aerators.  If you reduce hot water use you will naturally reduce the amount of energy used to heat the water.  These features can actually reduce the energy used in heating water by 50%.

Insulate your hoet water pipes whenever they are located where you can access them.  This will save energy while keeping the water in the pipes warm at the same time.

Fix leaky faucets.  Over time a leaky hot water faucet can waste a significant amount of hot water.

Use the warm or cold settings on your washing machine as much as possible.

Don't heat water when you are not going to use it.  You can buy a timer which will turn your hot water heater off at night and back on again in the morning in time to heave hot water for your morning shower.  Also when you are away on vacation you can turn your hot water heater off.

Initiate even just a couple of these tips and help make your Charlottesville home more environmentally friendly.  Lets work on making Charlottesville green!

What Not To Do When Selling Your Charlottesville, Virginia Home

We all have heard how hard it is to sell a home in the current real estate market.  I have spoken a lot about what sellers need to do in order to ensure that their Charlottesville, Virginia home or a Charlottesville horse farm is the one that buyers will pick over all of the others that are on the market.  Sometimes it is just as important to know what not to do when selling your Central Virginia home as it is to know what to do. 

My friend Bill Gassett – Metrowest Massachusetts Real Estate just posted an excellent blog on the Top Ten Mistakes To Avoid When Selling Your Massachusetts Home .  This post applys equally well to selling a home in Charlottesville, Virginia or any other section of the country for that matter.

Going Green – What is A Geothermal Heatpump?

When you are building  green home or making your existing home more eco-friendly, one of the things to consider is what kind of heating system to use.  One system to look into is the geothermal heatpump.  This is a very efficient method of heating that has a lower impact on the environment than conventional systems.

The geothermal system uses the earth as a heat source, by extracting heat from the ground via water circulating in a closed pipe.  The pipe is located either in a trench or a well.  The geothermal heat pump is more efficient that a regular heat pump, because the ground temperature stays constant.  Therefore the geothermal pump is pumping the heat through a smaller temperature difference that the regular heat pump which is pumping the heat from the cold air.  The GHP ends up using 25-30% less energy.  Therefore although they do have a higher installation cost, over time you will save money.  By installing a goethermal heat pump, not only will you be conserving energy, but you will also be making a good investment.

Charlottesville has many green built homes and Energy Star homes on the market.  There are also several things that you can do with your existing home to make it more environmentally friendly and lower your energy bill at the same time.

Shopping For A Mortgage – What You Need To Know About The Good Faith Estimate

When you are starting your home home buying experience, your REALTOR will be speaking about prequalification, preapproval and loan approval.  You will be encouraged to speak with a mortgage professional to make sure that you will be able to obtain a loan and also to find out an estimate of the amount of the loan that you will qualify for.  This is a crucial step in determining how much home you will be able to afford.  It is heartbreaking to find your dream home only to learn that it is outside of your budget.

I always recommend to my clients that they speak with several different lenders; since different companies will offer different programs.  It is important to find not only the best loan for your needs and budget, but also the mortgage officer that you are comfortable with.  But when you have obtained your good faith estimates from several lenders, how do you compare them?  Jeff Belonger – Infinity Home Mortgage Company has written an excellent post clearly explaining the basics of the good faith estimate.

Charlottesville Goes Green – Learn About Alternative Energy Choices

Attend Wednesday’s free Green Matters Workshop and learn about what it learns to go green.   This month’s workshop  “Passive/Active Solar and Other Alternative Energy Sources”  will be held on Wednesday October 8 at the Habitat Store at 1221 Harris St., Charlottesville.  This will be the first part of a two part discussion of alternative energy options.  Engineering, design, homeowner goals, technological trends and installation will be discussed.

Albemarle County Goes Green – Should Albemarle County Allow Wind Turbines?

 

Wind turbineAlbemarle County could allow private wind turbines on private property within the next six months.  At this time zoning in the county prohibits the installation of wind turbines.  However the Albemarle Planning Commission is studying whether to permit small personal turbines at private county residences.  These turbines may not be a cost effective way to generate power, but they could help with the reduction of greenhouse gases, which is a long term goal for the county.  Whatever the commission decides regarding personal turbines, there will definately not be commercial wind farms in the counties future.
